Here’s an overview of what we do in Technical Due Diligence…

Checking the technical condition of properties to identify risks and opportunities
Knowing whether the building structure, fabric, and services will meet a client’s current and future needs, and if there are any associated risks, is critical to any property transaction. We identify the liabilities, limitations and associated costs of the proposed transaction through our thorough technical assessment process.
Whether it is a fund buying a freehold asset for investment, or an organisation taking a lease for occupation or part of a corporate merger, we provide support and delivery expert advice across all real estate sectors.
Pre-acquisition surveys
- Our pre-acquisition survey reports provide an overview of the condition of the building structure, fabric and services together with comment on sustainability, energy efficiency, legal and regulatory matters
Vendor’s surveys
- Similar to the pre-acquisition reports, our vendor survey reports provide an impartial technical appraisal of the property, forming part of the technical pack given to prospective buyers, and in turn facilitating more accurate first bids, reducing prospective buyers’ due diligence time frame and minimising last minute price adjustments
Transaction support
- We support clients and their advisors throughout the transaction process, which includes identifying remedial works, statutory compliance issues, maintenance and re-instatement liabilities/lease provisions and how best to agree outstanding works for partially completed projects
Specialist services
- Buildings vary greatly in complexity and sophistication, and where required, we assemble bespoke teams to augment our services and provide specialist advice, e.g., structural engineering matters, sustainability assessments, environments condition surveys, acoustic testing, load testing or material analysis
Sector and asset class expertise
- With our expertise across all property sectors, we can deliver technical due diligence services for any property transaction, from a one-off commission to an international portfolio
Cross-market expertise
- Our cross-market experience and capability makes us keenly aware of the differing requirements and inter-relationships of banks, funders, developers, investors and occupiers
Delivering financial benefits
- Having worked on a wide variety projects, we have the range of knowledge and experience to identify opportunities to save money, add value and secure the best deal
Quick turnaround
- With our comprehensive coverage and experience, we are able to deliver in very tight timeframes, even on large portfolios
- We have an extensive track record of conducting Technical Due Diligence for a range of assets and clients – from commercial offices and warehouses to hotels and shopping malls.
- We have unrivalled knowledge and data across the real estate lifecycle from working with investors and occupiers globally
VR360 and Open Space
Provides highly visible, remote access to sites accessible via a smartphone, desktop, laptop or VR headset. The platform allows all access to all parts of a building and surrounding infrastructure with visuals accompanied by observations and commentary from locally based experts. Being able to conduct the site visit remotely speeds up the due diligence process as removes the need for travelling.
