We act exclusively on behalf of occupiers throughout the leasing process – from analysis to search and negotiation – to deliver strategic advisory, workplace outcomes and optimal lease terms. Strategic review and requirement evaluation

  • Collect and interpret real time data based on the client’s business, markets, locations and labour, and use the analysis to inform our recommendations –  be it ‘Stay vs. Go, consolidation or relocations

Search, location analysis and site selection

  • Leverage JLL’s stock data and market insights to narrow down possible locations, making sure we use variables that matter to the client, e.g., demographics, connectivity, infrastructure, labour pool, state or local incentives, and cost of living
  • Identify and evaluate sites that meet requirements, such as available space, equipment, accessibility and surrounding tenants as well as landlord profiles

Lease negotiations

  • Negotiate lease terms  to secure the best market rates, terms and incentives without the need for relocation
  • Leverage data, insights and experience alongside technology applications to improve efficiently and make informed commercial decisions

Co-working and flexible space strategy

  • Plan for how and when flexible space is appropriate, develop the right strategy and secure the best prices
  • Evaluate strategic flex as part of a long-term leasing plan

Regional markets

  • Review current spaces and lease commitments to understand post-pandemic utilisation or overall portfolio targets
  • Streamline leasing decisions using JLL’s regional platform and single points of contact for client stakeholders

Projects, workplace and change management

  • Integrate leasing strategy and execution seamlessly with design, build and manage through JLL transaction professionals
  • Align workplace planning and change management through JLL’s consulting professionals
