A portfolio strategy overlays an organisation’s business strategy with existing portfolio data and market conditions to determine the best real estate scenarios to support the business going forward. The key areas are:​

  • Right space – how much space is needed in each location and whether the current space is fit for purpose with hybrid working policies, agile working guidelines and role types in mind​
  • Right location – is the location optimal, considering where clients and competitors are, and is it suitable for attracting and retaining employees​
  • Right time – when is it best to maximise market conditions and whether there are timing constraints with existing leases​
  • Right costs – is it better to own or lease real estate, and are there options within the budget for capex (fit out) and ongoing spend​

Based on qualitative and financial analysis, the strategy aims to identify which assets are to be retained, repositioned and disposed. Clear recommendations and an implementation plan are then provided.
