We work closely with brokers throughout the sales campaign, advising prospective buyers on debt financing packages and structures to increase the competitiveness of the bid. We provide a range of innovative solutions for corporate, investment and development debt capital ensuring clients get the most return-effective debt package for their investments.
Senior secured financing
- Assist with the financing of a property through a mortgage, whether that is recourse or non-recourse
(With non-recourse the lender only has the real estate as collateral so if the value of the property is lower than the loan then they are not able to obtain the extra funds. Recourse on the other hand means that the lender is able to recover funds from upstream client entity or individual. The majority of the deals we manage are non-recourse deals.)
Preferred equity and mezzanine debt
- Identify lenders who will hold different rights on organised loans for properties and structure deals with preferred classes of ownership to agree who gets paid first and what the investment returns will be
(Mezzanine finance sits between the senior debt and the equity so the lender in question has less rights and gets paid after the senior lender is paid, but before the equity investor gets paid.)
Hedging and derivatives advisory
- Help to devise a strategy and provide hedging options to mitigate against some of the investment risks clients are most worried about, e.g., foreign exchange and interest rates
- Facilitate the agreements to be drawn up between lenders and investors
Loan sales
- Facilitate the sale of loans from one lender to another, particularly for non-performing loans, in order to rebalance exposure whether to a certain sector or geography, provide liquidity across a portfolio and generate additional profits
Unsecured facilities
- Find alternative financing solutions that are not secured against real estate, such as funds, credit and subscription facilities
