While strong project management is well understood and usually considered critical to the success of real estate projects, the importance of construction management is often overlooked or undervalued. An important role of the construction manager is to be responsible for managing the on-site works and associated tasks, working solely in the best interest of the client.  Construction supervision risk is transferred to construction manager, who manages works for a management fee and works with the client to achieve project objectives

With a Construction Management approach, the client contracts with both the construction manager and an architect, but signs separate contracts with each subcontractor who will perform the work. This allows the client to select their own team and leave the construction manager responsible for the delivery of the project to budget and on schedule. The approach is most appropriate for complex projects, particularly in occupied buildings, as it allows the client greater flexibility and can minimise impacts on occupants.
