Occupancy Planning and Management has been formally recognized as one of JLL’s core service offerings since 2002 and is a differentiator for JLL. Over the last decade, our Occupancy Planning and Management platform has experienced exponential year-over-year growth.
The service effectively combines people, process, and technology to strategically align current and future-state space and occupancy data with each client’s unique, strategic goals, and long-term business objectives. As a result, we can help clients reduce occupancy costs, optimize their corporate real estate portfolio, respond to the ever-changing needs of a dynamic workforce, attract and retain the best talent, and maximize human potential.
Space Data and Insights
- Focuses on collecting, processing and analysing data to quickly provide organizations with an understanding of their office space composition, how it is used and what needs, or opportunities exist
Space and Occupancy Planning
- Serve as client’s single point of contact for daily operational occupancy requests
- Determine appropriate solution for client request
- Gather and confirm scope details and highlight to client when requests fall outside agreed scope parameters and work to provide solution
Workplace Utilization
- Utilization tracking provides governance and requirements information for data collection sources. Requirements may include:
- Collection of badge data to provide floor and building level occupancy reporting.
- Collection of Wi-Fi data to provide zone, floor and building level occupancy reporting.
- Collection of network login data to provide building level occupancy reporting.
- Utilization reporting provides trend analysis to support occupancy planning
Occupancy Scenario Planning
- Gather information into current and future headcount state, space needs, specific site needs, business needs and objectives, and adjacency requirements
- Run scenarios to deliver highly level block and stack planning, and partner with execution teams to obtain budgetary pricing
Space Reservation Management
- Collect and manage space reservation data
- Establish and maintain rules to govern the space reservation process
- Provide periodic reporting relating to short-term workspace reservations
- Manage smart space reservations as they are generated by the AI tool
Churn Management
- Simply put, churn at its most basic level can be viewed as the process of moving employees and assets. Churn is necessary within any healthy, evolving organization and can be driven by a variety of both internal and external factors, including: Upsizing, down-sizing and right-sizing business operations, mergers and acquisitions, facility renovations and remodeling projects and the need for greater cross-functional team collaboration.
